Sizing the Furnace to Your Home
Paying for more furnace than your home needs is the most common way to overspend on one. A technician measures your rooms, counts the windows, and works out the output that still holds the house on the coldest night of the year. The Building Code sets that temperature for this area, and we work to it on every quote.
An oversized furnace wastes money quietly. It fires, reaches the thermostat setting within a few minutes and shuts off again, which is hard on the components and leaves the bedrooms at the far end of the house cold. A furnace matched to the house runs for longer at a gentler output, and it costs less to buy.
We answer two local questions on your quote rather than after the work starts. The Township's list of work that needs a building permit does not name a furnace, so we put the question to its Building Division ourselves and print their answer on your quote. On the older streets near the river, we know a new furnace belongs above the flood line.
What the Quoted Price Covers
Every furnace installation we quote covers these eight steps, and the price already includes whatever your house needs from them.
- A technician measures every room, and we size the furnace to that answer rather than to the old nameplate.
- We put the permit question to the Township's building staff and print any fee on your quote.
- We disconnect and drain the old furnace, take it away, and cap the gas line behind it.
- We run the intake and the exhaust out to an exterior wall, which is how a high-efficiency furnace vents.
- We check the return air and open up the ductwork above the furnace where it starves the blower.
- We run the condensate to a proper drain, the line most likely to flood a finished basement.
- We check the circuit against the new blower and notify the Electrical Safety Authority of new wiring.
- We run a full heating cycle with you there, and the warranty goes into your name.
Please mention on your first call whether a tank in the yard heats your house rather than a gas meter. Outside the villages that is an ordinary answer, and it changes which machine we quote.
Choosing Between One Speed, Two Speeds and Modulating
Most homes here end up on a two speed furnace, and the ductwork decides that rather than the furnace. The trunk lines in an older house were sized for equipment nobody builds now, so a long run at a gentle output moves heat through them better than a short burst. Our furnace installation page lists the Lennox range we fit, and a furnace repair is the better answer where the furnace is otherwise sound and a single part has failed.
| How many speeds it has | What you notice in your rooms | The homes it suits |
|---|---|---|
| Single speed, one output only | It runs at full output until the thermostat is satisfied, then shuts off, so rooms overshoot your setting and then drift below it. | A well-sealed house whose ducts already move air properly, where the budget decides. |
| Two speed, a low setting and a high one | It spends most of the winter on the low setting and steps up only when the temperature falls. | Most of the houses we quote here, and the first thing we recommend for a bedroom that never keeps up. |
| Modulating, which adjusts its output as it runs | It moves its output up and down in small increments, and keeps a room inside about a degree of your setting. | A brick house on its original ductwork, and anyone who notices every swing in temperature. |
The efficiency label on the carton matters less than the quality of the installation. Sizing, the venting and the commissioning are what you live with for the next fifteen winters.
Who Will Install Your Furnace
This company has installed gas heating across this area for more than 10 years, and five HomeStars Best of Award wins have come from homeowner votes. We are an Authorized Lennox Dealer, which means factory training for our technicians and genuine parts for your furnace.
Sina owns the company and still carries out most of the installations himself. He measures the basement, he chooses the vent route, and he answers for both next winter.
Initially he installed a gas line for my stove and barbeque. His price was slightly higher than average but his quality of work and attitude made it well worth it. A few months after I also used Local Heating and Cooling to replace my furnace and AC, again I was very pleased all around and would suggest this company to anyone inquiring to have HVAC/Gas piping jobs done.
Meelod DehghanGoogle reviewWhat Makes Up Your Installation Price
We would rather show you the parts of the price than hand you one figure at the door. The furnace itself is rarely the biggest line: the sheet metal, the venting and the condition of the gas line and the electrical supply account for more of it.
We can also spread this over monthly payments, and our financing options page sets out the terms.
| What the visit turns up | Why it moves your price |
|---|---|
| The size your measurements give | Measured room by room, the answer usually sits a step below the old output, which lowers both the purchase price and the running cost. |
| How gently you want it to run | The same basement produces three prices: a single speed furnace, a two speed furnace, and a modulating one. |
| The route the venting has to take | Solid brick with no side access needs more pipe and more labour than a bungalow with open ground behind the furnace. |
| The sheet metal above the furnace | Rebuilding sheet metal takes hours of labour, and a restricted return air duct wastes the furnace you have just bought. |
| The spot the new furnace can stand in | Near the river the Township wants new heating above the flood line where that can be done, and raising it is extra work, so we check your address first. |
| The permit, if the Township requires one | Any permit it issues starts at $302.78, and the fee doubles if the work begins without it. We ask first, so that line is already on your quote. |
| Anything you add while the basement is open | A filter cabinet, a humidifier or a smart thermostat costs less fitted while the system is open than booked as a separate visit. |
From Your First Call to a Working Furnace
We order no equipment until you have the price in writing and a date in your diary.
Tell us how your house behaves in winter
Phone us or use the form, and tell us the age of the furnace, which rooms never keep up, and whether a gas meter or a tank heats the house.
We measure, and we put the question to the Township
A technician measures the rooms, traces the vent route and the return air, and takes the permit question to the building staff so you never have to.
We put the price in writing first
Your quote arrives on one page: the make and model, what it delivers on the coldest night, the vent route, the sheet metal and any permit fee.
We install it and commission it with you
The old furnace leaves on our truck. We set and vent the new one, put the gas and the power back on, and take it through a full heating cycle before we go.
