What Separates Two Quotes for the Same Furnace
Two companies can install the same furnace in the same house and leave you with two different winters. The difference is in the work around it. One installer sizes the furnace from the rooms it has to heat, and the other reads the rating plate on the unit being removed. One plans the vent route before quoting, and the other decides it on install day.
A technician measures each room and works out what it takes to keep your house warm on the coldest night, then sizes the furnace to that figure. An oversized furnace costs you twice: you pay for the extra capacity on the invoice, and you pay again on every mild day, because a furnace too large for its house heats in short bursts and shuts off before the furthest rooms feel it.
The commissioning matters as much as the installation. We check the gas pressure against the manufacturer's figure, set the airflow for your ductwork, and prove the burner through a full heating cycle, with you there to watch. A furnace that misses those steps runs badly however good the equipment is.
What Every Furnace Quote From Us Includes
Every furnace quote we write covers the same eight steps, in this order, and nothing on the list appears later as an extra.
- A technician measures every room, and we take the size from that total.
- We put the permit question to the County before we quote, and the answer goes on your paperwork.
- We drain and disconnect the old furnace, cap the gas to code, and take the metal away.
- We price the vent route before anything else, because that line varies more than any other.
- We check the return air duct and rebuild any part that cannot feed the new blower.
- We route the condensate line to a proper drain, because the wrong one floods a finished basement.
- We check the breaker and the circuit against the new blower, and file any electrical notification needed.
- We start the furnace with you present, set the airflow and the gas pressure, and register the warranty in your name.
One piece of County paperwork can apply. When a furnace goes in as part of a renovation that does need a permit, the County asks for heat loss and heat gain calculations and a letter from the heating designer confirming what the existing system can carry. We produce the same arithmetic on every job, because it is what keeps a house from being oversold.
Choosing Between One Speed, Two Speeds and Variable Output
An efficiency rating decides less than the size, the ductwork and the commissioning do, which is why our first question is about your basement. Our guide to how we work out the size your house needs covers the measuring, and you can compare the three types in single stage, two stage and variable speed furnaces.
| Your choice | What changes in the house | Who it is for |
|---|---|---|
| One speed, a single output | It is either on at full output or off, so you hear it start and the room drifts either side of your setting. | A compact house whose ducts already move air properly. |
| Two speeds, the usual upgrade | It runs on the lower speed through most of the winter, moving air gently for longer, which warms the rooms at the end of a long duct run. | Most of the houses we quote, and our first recommendation when one bedroom never warms up. |
| Variable output, adjusting as it runs | It adjusts its output as it runs and holds the house within about a degree, quietly enough that you stop noticing it. | Long, awkward duct runs, and homeowners who feel every change in a room. |
The coldest night of the year is the bottom of the range, and almost all of your winter sits above it. A furnace that can run gently for long stretches spends most of the season doing exactly that.
Who Does the Work on Your House
Sina owns this company, and he is usually the technician who comes to your home. The size, the vent route and the airflow are judgement calls, and the person who makes them should be the person who answers for them afterwards.
Gas heating in this area has been our work for more than 10 years. We have also won the HomeStars Best of Award five times, and homeowners are the ones who vote for it.
Waking up in the middle of the night with a newborn crying because the house was cold isn’t a fun experience. Trying to figure out how furnaces work in the middle of the night may be worse. From the moment I called his demeanour was comforting. He showed up shortly after, fixed the issue, and did it all with a smile. Lovely guy. I feel lucky I connected with him when I didn’t know who to call. Strongly recommend
Michael Corcoran-CugliariGoogle reviewWhat Decides the Price of Your Furnace
The furnace is rarely the largest line on the quote. The work around it usually adds up to more, and all of it comes out of the site visit. That is why we will not price this job over the phone.
If you would rather pay monthly, our financing page sets out the options.
| What we check | Where it shows up on your quote |
|---|---|
| The size your measurements call for | That figure comes in below the old furnace far more often than above it, and a smaller furnace is cheaper to buy and cheaper to run. |
| The vent route through the wall | A high-efficiency furnace needs its own intake and exhaust pipes. A long run, or a solid wall with no easy route through it, adds both pipe and labour to the price. |
| Anything else venting into the chimney | If a water tank still vents into it, removing the furnace from that flue changes how the chimney behaves. We check that before we quote. |
| The type of furnace you choose | Two speeds cost more than one, and variable output costs more again. We price all three for your home. |
| What your existing ducts can carry | We rebuild a return air duct that cannot feed the new blower, and that work is labour rather than parts. |
| The gas line and the breaker | Spare capacity in both keeps this cost down. A long gas run, or a panel with nothing free in it, pushes it up. |
| Extras fitted while the basement is open | A humidifier, or a cabinet that takes a proper filter, costs less now than it would as a separate visit later. |
From Your Call to the First Heating Cycle
We do not order anything until you have the written price and have picked the date.
Tell us which room gets cold first
Call us or complete the form. We need the furnace's age, which room never keeps up in January, and whether anything else still uses the chimney.
Your technician measures, and we ask the County
A technician measures each room, follows the vent route, checks the gas service and the electrical panel, then puts the permit question to the County so you never have to.
You see the price before anything is ordered
Your quote begins with the make and model, then the vent route, any ductwork, the output, and anything the County asks for, each line with a price.
We fit it, and we run it before we leave
The old furnace leaves on our truck. We set the new one, vent it, reconnect the gas and power, then set the airflow and run a full heating cycle with you there.
