Why an Oversized Air Conditioner Leaves a House Damp
Most people ask us for a colder house. What they really want is a house that stops feeling sticky, and those are not quite the same job. An air conditioner cools the air and pulls water out of it at the same time, but only while it is running.
So the size matters more than the model on the carton. A unit too large for the rooms reaches your setting within a few minutes, switches off, and leaves the water in the air behind it. The house turns cold and still feels heavy. A unit sized to your rooms runs in long steady stretches, and those long runs dry the house out, so 24 degrees ends up feeling the way 22 used to.
The most common problem we are called in to fix is a house that is cold and still feels damp. More often than not the unit works exactly as designed and is simply too large for the rooms it serves.
Four Things We Settle on the Quote Visit
These four decide the price and how well the system works, and we answer all four before we quote.
What there is to work with indoors
Ducts already in place can take central air, and most of the newer streets have them. A house with nothing ducted upstairs takes a ductless system instead, and that changes the equipment and the price.
Where the outdoor unit sits, and the pipe run
This county is unusually relaxed about placement. The rules on where equipment can sit cover any yard, the front one included, as long as the unit stays about two feet off the lot line. So we can put it where it suits the house and your neighbour. The pipe run back to the indoor coil is the other half of that choice, and a long run costs more.
What the electrical can carry
The new unit needs a disconnect and a breaker sized for it. A panel with room to spare keeps this line small, while a full panel, or power that has to run the length of the house, adds to it. We would rather find that while quoting than on install day.
What the thermostat is actually controlling
A two speed unit on a basic thermostat wastes half of what you paid for it. We set the control to favour the lower speed, because that is the setting that dries the house out.
We handle the electrical paperwork as well. We file a new circuit or a new disconnect with the Electrical Safety Authority, so you never see that form.
Three Ways to Cool a House in This Town
Central air, two speeds
We usually recommend this where the ducts are already in. It runs on the lower speed through most of the summer, the setting that dries the house out, and it is much quieter in the garden.
Central air, one speed
It has one output and no middle setting. On a compact house with ducts that move air properly it does the job well, and nothing you can buy costs less.
Ductless, room by room
This system needs no ducts. A slim indoor unit goes high on the wall of each room you want cooled, fed by one outdoor unit. In the older part of town, where nobody ever ducted the upstairs, it is the only practical answer, and it heats in spring and autumn too.
Your ducts, or the absence of them, usually settle this before the budget does. We will tell you which system suits your house and why. Our air conditioner installation page lists the equipment we fit, and choosing the right size air conditioner goes through the measuring.
What Sets Your Price, Line by Line
Seven things set the price, and only one is the machine itself. The pipe run and the ductwork usually move the total more than the equipment does. If the furnace is also nearly finished, putting both in at the same visit avoids opening the same metalwork twice, and our financing page covers paying by the month.
The size the measurements settle on
It usually comes out a step away from the unit you have now, up or down, and that choice stays with you for fifteen summers.
How gently it can run
A single speed unit and a two speed unit produce two prices for the same house, and the difference shows every August.
Which yard it sits in
You have a real choice here, and not every choice costs the same. A long pipe run back to the coil adds to the price, and you see that figure before you sign.
How quiet you want it
No by-law here sets a sound limit. On a narrow lot with a bedroom window close by, we will recommend the quieter unit and explain what the extra cost buys.
The box above the furnace
The coil has to fit inside it. When that box is too small, we cut metal on the day, and that work is charged as hours.
The panel
A spare breaker and the right wire keep this line small. A full panel adds to it.
Extras added while the system is open
A better thermostat, or a cabinet that takes a proper filter, costs less now than it would as a separate visit in July.
Who Comes to the House
Sina owns this company, and he is usually the technician who comes to your home. On a narrow lot that matters, because the person who chooses the spot is the person you call if it turns out wrong. We have been cooling houses in this area for more than 10 years, and our Authorized Lennox Dealer agreement brings factory training and genuine parts. We have won the HomeStars Best of Award five times, and homeowners cast those votes rather than the trade.
Sina came during the heat wave in June 25 2025 and helped with making sure the AC was working fine. Of course with so much heat the house would not cool down as much. But Sina explained the situation calmly and reassured us that the AC was working fine and in case we have any other issues, we can call him.

Four Steps, and You Pick the Spot at Step Two
You choose the spot at step two, and we order nothing until the price is in writing.
Tell us what your summer is like
Call us or complete the form. Tell us how old the system is, which room is worst in August, and whether the outdoor unit has started to rattle.
We measure, and we pick the spot together
A technician measures each room, sets the size from what the house actually needs, then walks the lot with you and marks where the unit will sit.
The written price, before anything is ordered
Your quote lists the equipment, the capacity, the agreed spot, the pipe run and the labour, each on its own line.
We fit it, and we prove it before we go
The old unit leaves on our truck and the new one goes onto a level pad. A replacement like that is often finished in one day.

How loud is the outdoor unit going to be?
My house has no ducts upstairs. What are my options?
